Key takeaways

  • There is no single best home maintenance app. The right one depends on whether you want it free, want a home inventory, or want a plan plus records in one place.
  • Hippo Home is the best free option: it builds a plan from your address, and you don't need a Hippo insurance policy to use it.
  • Under My Roof is the strongest pick for a home inventory, and Homer is the most complete free-to-start organizer.
  • HouseSpouse (our app) pairs a plan built for your home with receipts, warranties, a Home Sale Report and an assistant that answers from your own records. It costs $59.99 a year after a free trial.
  • Check who makes each free app and how it earns: Hippo Home comes from a home insurer, and Oply earns a share of the pro jobs it sends you.

The best home maintenance app depends on what you want it to do. Hippo Home is the best free option for a maintenance plan, Under My Roof is best for a home inventory, and Homer is the most complete free-to-start organizer. HouseSpouse is best if you want a plan, your receipts and warranties, and a report for buyers in one place, and you're willing to pay for it.

We make HouseSpouse, so weigh that as you read. We've held every app here, ours included, to the same test, and checked each claim against the maker's own pages and App Store listing. Prices and ratings were last checked on November 3, 2026.

What does a home maintenance app do?

A home maintenance app tells you when jobs around the house are due and keeps track of what you've done. Think furnace filters, gutters, smoke alarms and the water heater. Most send reminders. Many also store receipts, warranties and manuals, so the paperwork is in one place when something breaks or when you sell.

The apps differ most in where your list comes from. Some build it from your address or your answers about the house. Others hand you a blank list to fill in yourself.

How we compared the apps

We looked at the four things that decide whether an app gets used after the first week:

  1. What it costs, and how the maker earns money if it's free.
  2. How it builds your plan. An app that starts from your address saves setup. An app that starts from your answers can fit the systems you actually have.
  3. What it keeps for you: receipts, warranties, manuals and a history of work done.
  4. Whether it's still maintained. We checked each app's last update on the App Store.

If you don't have a routine yet, start with a seasonal home maintenance checklist. Any of these apps works better once you know what a year of upkeep looks like.

Hippo Home: the best free maintenance plan

Hippo Home is free, and you don't need a Hippo insurance policy to use it (Hippo Home FAQ). Hippo's About page says the app is open to everyone in the US.

You enter your street address. Hippo pulls your home's details from property data partners, gives the home a "home health" score, and builds a to-do list with reminders and do-it-yourself guides. You can edit the home details if the records are wrong.

  • Price: free. Hippo Home is part of Hippo, a home insurance company whose agency is paid commission by insurers. The app offers insurance quotes and partner deals on security, energy and home warranties.
  • Platforms: iPhone and Android.
  • Rating: 4.8 stars from about 1,600 ratings on the App Store.
  • Good to know: Hippo advertises help from its home maintenance experts. It doesn't advertise an AI assistant, receipt or warranty storage, or a home inventory.

Pick it if you want a solid free plan with almost no setup and don't mind insurance offers. We compare it with our app in detail in HouseSpouse vs Hippo Home.

Under My Roof: the best home inventory app

Under My Roof is built around a home inventory: what you own, what it's worth, and the receipts, warranties and manuals that go with it (Under My Roof). It also tracks maintenance tasks with reminders and a history. It's made by the same developer as the long-running Mac app Home Inventory.

  • Price: free for up to 10 items, then $4.99 a month or $34.99 a year, with a 1-week free trial.
  • Platforms: iPhone, iPad and Mac, synced through your own iCloud.
  • Rating: 4.7 stars from about 540 ratings, and it's an App Store Editors' Choice.
  • Good to know: its App Store privacy label says it collects no data. It doesn't advertise a ready-made plan, so you schedule the tasks yourself.

Pick it if an insurance-ready inventory matters most to you.

Homer: the most complete free-to-start organizer

Homer keeps nearly everything about a house in one app: an inventory, recurring to-do lists, documents, receipts, paint colors, contacts and a floor plan scanner (Homer). Premium adds an AI helper that answers questions, automatic manual collection and warranty expiry reminders (Homer Premium).

  • Price: free to start. Premium is an in-app purchase, listed on the App Store from $4.99 to $69.99 depending on the plan.
  • Platforms: iPhone, Android and a web app.
  • Rating: 4.3 stars from about 170 ratings.

Pick it if you like to organize and want one place for every detail, and you don't need a plan built for you from the start.

HouseSpouse: a plan plus your records, in one app

HouseSpouse is our app. It builds a maintenance plan from your answers about your home, its age and the systems you actually have, tuned to your ZIP code's climate (App Store). Each Monday you get a short list for the week, with a nudge on Friday for anything still open.

  • Records: receipts, warranties, manuals, paint colors and contractors live in House Notes. Scan a receipt and the store, date and amount fill in. Warranties get a heads-up 30 days before they run out.
  • Reports: finished tasks build a Home Sale Report you can hand to a buyer, and an Insurance Inventory Report lists your valuables in one PDF.
  • Ask: ask a question in plain words, or send a photo, and the answer draws on the details you've saved.
  • Price: $59.99 a year or $8.99 a month, after a free trial (14 days yearly, 7 days monthly). See pricing.
  • Platforms: iPhone only.
  • Rating: 5.0 stars from 4 ratings. It's new, so the rating doesn't tell you much yet.
  • Good to know: HouseSpouse shows no ads and no offers from insurers or contractors. Its App Store privacy label declares no tracking, and the data it collects, like your email, location and what you save, is linked to your account.

Pick it if you want the plan and the paper trail in one place, and you'd rather pay for an app than see insurance or partner offers inside it.

Oply: free AI answers and help finding a pro

Oply is free. It fills in your home's details from your address and gives you seasonal checklists, reminders and "Ask Oply," a chat that answers from a photo or a question (Oply). It also matches you with local pros and collects their quotes in the app (Oply pros).

  • Price: free. Pros pay Oply a share after they invoice a homeowner Oply sent them (Oply for pros).
  • Platforms: iPhone, iPad and Android.
  • Rating: 4.6 stars from about 50 ratings.
  • Good to know: Oply's website lists full personalized maintenance plans as "coming soon" (Oply Hub).

Pick it if you'd rather hire out most jobs and want free answers along the way.

Dwellin: rewards for keeping up with your home

Dwellin builds a home profile from public property records, then gives you maintenance guidance and reminders. It stores manuals, warranties, receipts and service history, and it pays you rewards points for logging what you do.

  • Price: free, with an optional Dwellin Premium membership for more rewards. We couldn't find a published Premium price on its site or App Store listing.
  • Platforms: iPhone, iPad and Android.
  • Rating: 4.4 stars from 180 ratings.
  • Good to know: its App Store privacy label says identifiers may be used to track you across other companies' apps and websites. The label also lists your contacts among the data it collects.

Pick it if points and rewards are what will keep you logging the work.

Are HomeZada, Centriq and HomeBinder still available?

  • HomeZada: the web service is active. Home maintenance is on the Premium plan, $118 a year or $21.98 a month (HomeZada pricing). The iPhone app was last updated in May 2022.
  • Centriq: not on the US App Store when we checked in November 2026.
  • HomeBinder: its website now says HomeBinder is Haven, a move-in service offered through inspectors, agents and lenders. A newer App Store app called HomeBinder Home Manager comes from a different developer.
  • Thumbtack and Angi: built mainly for finding and hiring a pro. Angi's listing mentions some maintenance planner features, but neither app centers on a yearly plan for your house.

How to choose a home maintenance app

Four questions narrow the choice.

  1. Will you pay? If not, start with Hippo Home or Oply. If you will, you can choose an app paid for by your subscription rather than by insurance or partner offers.
  2. Is an inventory or a plan more important? For an inventory, choose Under My Roof. For a plan you don't have to research, choose Hippo Home or HouseSpouse.
  3. Is this your first home? Choose an app that builds the plan for you, like Hippo Home or HouseSpouse. In a new house you don't yet know what's due, so an app that waits for you to type tasks won't help much.
  4. Will you sell in the next few years? Then keep a record of the work as you go. Buyers value a documented home, and our guide to organizing warranties, receipts and manuals shows what to keep.

The best app is the one you'll still open in March. The hard part of homeownership is remembering everything, so choose the app that takes the most remembering off your plate.

Frequently asked questions

It depends on what you need. Hippo Home is the best free option for a maintenance plan. Under My Roof is best for a home inventory. Homer is a strong free-to-start organizer. HouseSpouse, which we make, is best if you want a plan, your home records and a Home Sale Report in one app and are willing to pay $59.99 a year.

A home maintenance app reminds you when jobs around the house are due, like changing the furnace filter, cleaning gutters or flushing the water heater. Most also keep a record of the work, and some store receipts, warranties and manuals. The better ones build the list from your home instead of making you type every task.

For a first home, pick an app that builds a plan for you, because you may not know yet what your house needs. Hippo Home does that for free from your address. HouseSpouse, which we make, builds one from your answers about your home and also keeps your receipts and warranties, for $59.99 a year after a free trial.

HomeZada's web service is active, with home maintenance included on its Premium plan at $118 a year or $21.98 a month. Its iPhone app has not been updated since May 2022, so check that it runs well on your phone before you rely on it.

When we checked in November 2026, Centriq was not on the US App Store. HomeBinder's website now says HomeBinder is Haven, a move-in service you get through an inspector, agent or lender, not a maintenance app you download yourself.

HouseSpouse is $59.99 a year or $8.99 a month. The yearly plan starts with a 14-day free trial and the monthly plan with a 7-day free trial. It runs on iPhone.
